Phase I Environmental Site Assessment

Phase I environmental site assessments (ESA) are intended to satisfy one of the requirements of the Comprehensive Environmental Response Compensation and Liability Act (CERCLA), in order to protect and limit the liability of prospective landowners. The purpose of Phase I ESA is to determine if any hazardous substance or petroleum products are in, on, or at a commercial property.

 

Phase I ESA involves performing a visual observation of the site conditions and of adjoining properties. We also review federal and state databases, sources of historical site use information, correspondence, and interviews with individuals who have site knowledge, and prepare a written report.

 

At Alpha-Hydro Environmental Inc, we've conducted over 2,000 Phase I environmental site assessments based on American Society for Testing and Materials Standards, which complies with the United States Environmental Protection All Appropriate Inquiries Final Rule (40 CFR 312).

 

It typically takes 2 to 3 weeks to complete a Phase I ESA. We recommend that a Phase I report be ordered in advance of the closing and sale of the property. Costs are determined by the size and location of the property, as well as whether or not it is developed. Phase I assessments do not include soil or groundwater testing.
